The October 2019 Statistics are in from the Windsor Essex County Association of REALTORS! (WECAR).
The year over year average sale price continues to climb reaching $342,543 compared to Oct 2018 which is a 10.20% gain in 2019! Inventory continues to increase with 830 new listings in Oct 2019 (up 7.37% from this time last year). Sales have decreased slightly to 590 (down 1.01% from this time last year).
People ask me all the time “how’s the market?” – this is a very difficult question to answer. From a very general perspective I would say the market here in Windsor/Essex still remains strong, but real estate is a very localized animal and it matters greatly what specific area you’re discussing and what price point you’re looking at. The above average price segment in some areas and price points seems to be softening slightly, while the under average price segment in most price points and locations is still very busy!
