February 2021 Market Update!
The February 2021 real estate market statistics for Windsor/Essex County are now in from WECAR (The Windsor/Essex County Association of Realtors). Let’s get into it!
Average sale price was once again a double-digit percentage increase over last year at this time. Average price for Feb 2021 was $481,221 which is a +24.79% increase over February 2020. (the median price was $457,100 which is a +27.01% increase over February 2020).
New listings in Feb 2021 were down again last month by -5.93% at 571 units compared to 607 last year. Sales were once again up by +9.61% with 479 sales compared to 437 in February of last year.
The most popular home styles in Feb 2021 were:
- 1st – Bungalow (132 sold, avg price of $415,345)
- 2nd -2 Storey (85 sold, avg price of $545,023)
- 3rd – Ranch (69 sold, avg price of $570,321)
- 4th – 1 1/2 Storey (56 sold, avg price of $378,064)
- 5th – Raised Ranch (39 sold, avg price of $568,987)
Our low inventory Seller’s market continues as it is in many Canadian cities. With interest rates still incredibly low and a continued influx of out-of-town Buyers – there’s no sign of change here anytime soon.
Of course, it makes sense that it’s a great time to sell but based on the trend we’re seeing it is also still a good time to buy! Prices went up on average nearly 25% from this time last year and we’re on track to increase 15-20% or more for 2021. Waiting for the market to cool? Those who decided to wait last year are now looking at a substantial increase in home values as they continue to wait it out.
With sewage capacity limitations in some municipalities restricting the ability to satisfy demand for new construction developments. Now is definitely the time to look at getting into a new build as buildable land begins to dwindle!
