Average sale price is way up year over year in February to $322,109, that’s an over 20% increase in average sale price over Feb 2018!  Listings are up year over year by 8.44% however in certain price ranges, there continues to be a lack of inventory fuelling the increase in average sale price since sales are actually down slightly from Feb 2018 by 1.39%.  Depending on what price range you’re in, bidding wars are still happening – inventory remains low!

The key takeaway here is that there is a very different buying/selling environment for your $200k homes vs. $500k homes and dependent on location.  Now more than ever Sellers need a Realtor that can offer a pricing strategy and marketing plan that will achieve maximum results and Buyers need a Realtor who can act quickly, understand value vs. hype and find you the right home.
