April 2021 Real Estate Market Statistics – Windsor/Essex County

What a difference a year makes!  April 2021 statistics just arrived from WECAR (The Windsor Essex County Association of Realtors) and we’re ready to break them down for you – let’s get into it!

The average sale price for April 2021 is now $571,943 which is a whopping +60.46% increase over a year ago!  The median sale price is at $526,023 which is up 59.40% over 2020*

In April 2021 there were 943 listings which is a 103.23% increase over the same time last year and sales were at 694 which is up 132.11% over last year’s numbers.  That is a significant increase folks!  Now to be fair we were in our first lockdown in April 2020 and while we were of course in another lockdown in April 2021 … I think we can all agree that the general comfort level with life in a pandemic is higher this year than it was last. How much of an influence over the numbers is anyone’s guess.

If we take a look at where the changes happened in April 2021 throughout the various price categories, we’ll see a big boost in the $600+ price point and especially in the over $1.2 million range.  We had 10 transactions over $1.4 million last month.  Here’s the breakdown:

UNIT SALES BY PRICE CATEGORY:

  • $0 – $159,900 (7)
  • $160,000 – $299,999 (58)
  • $300,000 – $449,999 (230)
  • $450,000 – $599,999    (185)
  • $600,000 – $749,999 (254)
  • $750,000 – $899,999 (77)
  • $900,000 – $1,199,999 (37)
  • 1200000 – 1,399,999 (11)
  • 1,400,000 + (10)

For April 2021 the most popular styles of homes were:

  1. Bungalow (145 units) avg price $459,129
  2. 2 Storey (129 units) avg price $725,186
  3. 1.5 Storey (86 units) avg price $447,952
  4. Ranch (82 units) avg price $634,674
  5. Raised Ranch (70 units) avg price $642,615

Wondering what listings and sales are like in your location?   As you can see on the graphic outside of the typical highest level of listings/sales in the Windsor, LaSalle, Tecumseh area – Amherstburg once again is an active market with 83 listings and 72 sales. Next up is Leamington with 59 listings and 48 sales and then Lakeshore West with 52 listings and 45 sales.  Kingsville had a fairly big spread between listings and sales at 44/24 respectively as did Tilbury with 18/9.  Here’s the breakdown.
